1. Terms and Agreement

This Agreement is between A&A Oasis, 8487 State Hwy 94, Lufkin, TX 75904, and the designated client, effective upon submitted request.

1. Venue Use and Access

Clients have access to the following amenities:

• Pool

• Outdoor kitchen

• Bounce house

• Outdoor games

• Grill & Griddle

• Outdoor restroom

• Outdoor towels

  • Not to be removed from the venue, they are available for use only while you are on site.

  • Please hang towels over the rails after use.

• Swimming goggles are available for purchase (upon request) at the start of the scheduled event.

• Amenity access begins at the start of the scheduled reservation. 

2. Fees and Payments

• Total rental fees are determined by the time & duration of the rental period (will be invoiced).

• A deposit of at least 50% of total amount is required upon the submission of the Terms and Agreement.

• The final balance is due 24 hours prior to the scheduled event date. Failure to remit full payment by the due date may result in the cancellation of your reservation.

• Payment methods accepted: [Credit Card, Cash or ACH]

3. Cancellation and Refunds

• Full refund if canceled 14 days before event

• 50% refund if canceled 7 days before event

• No refund if canceled within 6 days of event

• NOTE: In the event of inclement weather, we can discuss rescheduling options or receiving a refund.

4. Client Responsibilities

• The client is responsible for:

• Ensuring guests follow venue rules and expectations

• Cleaning all rented spaces

• Leaving the venue in original condition

• No glass bottles around pool area

• Place all noodles/floats where they were found

• Place all the trash in the dumpster

• No gum on property

5. Parking

Do not park on the left side of the house when you drive in, please park behind the house along the right and you will walk right into the back yard area (small white picket fence). We can fit over 100 or so cars at this home or you can even park around front.

6. Prohibited Activities

To ensure the safety and well-being of all, the following items are strictly prohibited on the premises:

• Illegal substances

• Weapons of any kind

• Open flames, unless explicitly authorized in writing.

• Noise exceeding legal limits

7. Liability and Indemnification

• The Venue shall not be held liable for any injuries, damages, or losses sustained by the Client or their guests, attendees, or invitees while utilizing the Venue or participating in activities held within the Venue premises. This includes, but is not limited to, bodily injury, property damage, and theft. 

• The Client agrees to indemnify, defend, and hold harmless the Venue, its owners, employees, and affiliates from and against any and all claims, demands, losses, damages, liabilities, costs, and expenses (including reasonable attorney fees) arising out of or related to the Client's use of the Venue or the actions of their guests, attendees, or invitees. 

• The Client acknowledges and agrees that the Venue does not provide a lifeguard or on-site supervision during events. While Venue personnel will be available by phone or by knocking on the door for assistance, the Client is solely responsible for ensuring the safety and well-being of their guests and for monitoring all activities within the rented space. 

8. Force Majeure

• Neither party shall be held liable for events beyond reasonable control (e.g., weather, government shutdowns). Deposits may be refunded or rescheduled depending on the circumstances.

  
  

9. Dispute Resolution

• The laws of Texas will govern this Agreement.

• Disputes will be submitted to mediation prior to litigation.

10. Media Release (Optional)

• Client consents to the use of photos and videos taken at the event by the Venue for marketing purposes.

• By checking the 'agree and acknowledge' box, you confirm your acceptance of all terms and conditions outlined in this document. Please note that the venue owner or authorized personnel reserves the right to terminate the event and require the attendees to vacate the premises if, at any time, they perceive the gathering to be disruptive or out of control. Non-compliance may result in guests being escorted off the property.
